EK. Buy to let is still viable if one is prepared to do serious homework on target area and put in some serious time and free labour on the actual project.A genuine long term view as opposed to short term speculation is also a must but something many only pay lipservice to.

Trubes, the little ones are a constant delight are they not? Tai pan is if anything a tad better than before, you should join the family sometime.
Can I make an appointment with them to wash my car in about 2 weeks?
ours needs a clean this weekend, would that be wrong putting them to work on a birthday weekend??

I think little sis has got the right idea though. A hosepipe in a water fight - less mobile but more firepower.
Better than my lads' efforts to wash my car bonnet when they were knee high ... with sand at the Bantham beach car park !
