The internal work on the gate lodge is now complete and we are trying to get as much landscaping done before the weather stops play. The fencing is proving a bit of a nuisance as the ground drops away so much getting levels has been a pain but the three tier stepdown we are in the middle of should cure that particular problem.

Looks like home, home on the range, is the fence there to let the girls and mates to hitch their horses to. :-)
I would be more than happy to live at the Gate Lodge if my kids were enconsed up the main house some days. What a lovely little place. The stonework is fascinating and that's a lot of detail you are putting into the fence - incredible, they just hoist up a few planks of wood here.

As it happens we may be going two council tax bands.
Offers accepted all round - solicitors instructed.
We're going for a five bed with a self-contained annexe for rental. A hefty mortgage I'm afraid. However their are two private gardens and so we should have minimal contact with the lodger. At least we're not having to borrow so much as to be bothered about rental voids. In any case I couldn't make the BTL figures stack up on the amount it costs to buy anything worth letting out/investing in.
There is potential to convert into another self-contained bedsit and to let out a large room with en suite if ever we get into trouble.
The house is spacious and bright and came into reach during the dip. 40k down (with haggling) on what it was on offer for last year. We've dropped 5k.
Sorry. 30k down. 20 of that was our negotiating and taking a hit to get a no-chain buyer. This strengthened our bargaining position.
I like it better than the previous house we were interested in (bigger and the rooms flow better) and it seems a much safer prospect because of its suitability for letting options if we get into trouble.
Whether we SHOULD be upsizing is another option - but stuff it. The starting gun has been fired and Mrs E-K can't contain herself.
Kev...congrats,I know you have agonised about making this leap but with a bit of careful homework tennant wise I think you will prosper in your new home.
I'm not agonising over this one even though the mortgage is quite a bit bigger.
The previous leap was to a house that was just a bigger version of what we're in now. No real rental or development potential.
